The Dorchester County Board of Zoning Appeals on Feb. 25 carried over a variance request concerning a proposed rear porch extension in the Crestwinds planned development until the next monthly meeting, at the applicant’s request and after board members asked for additional documentation.
Staff had recommended denying a variance from the development’s 20-foot rear-yard setback, noting the application did not meet variance standards in the zoning ordinance. The applicant (owners identified in the application as Gary and Dean) told the board they had an HOA affidavit indicating no conflict and said the requested 4–5 foot extension would align with existing pavers and help accommodate mobility concerns.
Board members asked for clearer details about the proposed roof line and overhangs (which can create separate setback impacts), the exact dimensions of the existing porch and the HOA approval documentation. Committee member (S4) moved to carry the item to next month so staff could receive a better site plan, eave/elevation information and confirmation of HOA approval; a second was recorded and the motion passed by voice vote. Staff agreed to contact the applicant with a checklist of required materials prior to the next hearing.
The carryover leaves the technical question of whether the porch extension and any roof overhang would require an additional variance unresolved until the board reviews the requested documentation.
