Summary
The commission approved ZCP25-38, a Crunch Fitness site plan in the Razor Ranch area that includes a one‑story, ~26,000‑sq.‑ft. fitness center, an outdoor recreation area and a public restroom to be constructed by the developer and dedicated to the city for maintenance.
The Denton Planning and Zoning Commission voted 7-0 on Feb. 11 to approve ZCP25-38, a zoning compliance plan for a Crunch Fitness and associated site improvements in the Razor Ranch overlay.
Mia Hines, senior planner, told the commission the proposal covers about 3.872 acres between Heritage Trail and East Park Boulevard and includes a one‑story, approximately 26,000‑square‑foot fitness center, an outdoor recreation area, and a public restroom. Hines said the developer will construct the restroom and "the maintenance and the dedication ownership of it will be transferred to the parks department, for the city of Denton as well." The site plan proposes 240 vehicle parking spaces and 12 bicycle spaces.
Hines also said the project will require a left‑turn lane off US 380 as an off‑site improvement and that staff coordinated with capital improvements and TxDOT where appropriate. During review, commissioners asked whether additional bike racks could be located nearer the public restroom and raised public‑safety concerns about standalone restrooms; staff said they would ask the applicant if extra bike racks could be included and noted that parks has been involved in determining a maintenance model.
Commissioner McDuff moved to accept staff’s recommendation to approve the site plan; Commissioner Riggs seconded and Chair Pruitt called the motion passed 7-0.
Why it matters: The approval adds an approximately 26,000‑sq.‑ft. recreation facility to Razor Ranch and secures a publicly maintained restroom adjacent to a planned park, which staff said supports park access and connectivity.
Next steps: Staff will finalize site compliance details, coordinate required off‑site road improvements and record the dedication of the restroom to the Parks Department once constructed.
