The City of Grand Prairie Planning and Zoning Commission on Dec. 9 unanimously approved a site plan and two variances for Bubba's 33, a proposed 7,000-square-foot full-service restaurant in the Epic Center corridor.
Staff presented the site plan (STP25100043) and said the Development Review Committee recommended approval. Planners noted the applicant is seeking a variance to provide 160 parking spaces and a variance from certain window-percentage requirements in the corridor overlay. The staff presentation said the project complies with dimensional and landscaping requirements and includes permeable parking and an outdoor patio.
Yelena Feaster, the applicant, told commissioners the concept is a sister brand to Texas Roadhouse and that company parking studies for similar locations show average peak parking demand of about 175–185 spaces. "We do have a parking study," Feaster said, adding that multiple existing sites of the concept average similar parking counts.
Developer John Weber, who spoke in support, described strong leasing and development activity in the Epic area and said the project would help complete the center. No speaker cards opposed the item. Commissioner John Federco moved to close public comment and approve the site plan per DRC recommendations; Commissioner Angela Lucky Vaughn seconded and the motion passed unanimously.
The approval allows staff to proceed with final engineering and permitting; the applicant will return with any required building permits and must comply with the conditions noted in the DRC packet.
