Commission approves side-yard setback variance for Plum Street property

The Will County Planning and Zoning Commission on March 3 approved a side-yard setback variance for a Plum Street property in Plainfield Township so the owner can construct a detached garage.
Will County planner Kelly Kuzinski summarized the request, noting the parcel includes four pins treated as one zoning lot and that the owner, Aaron Poppelwell, seeks to build a 768-square-foot detached garage. Kuzinski told the commission staff finds a unique circumstance exists because the existing driveway along the eastern property line limits alternative placement. "Staff is recommending approval of the variance for side yard setback along the eastern property line," Kuzinski said.
Kuzinski said agencies notified of the request raised no objections and that staff received a letter from the abutting property owner consenting to the encroachment. Commissioners asked no substantive questions and no objectors were present.
A motion to approve the variance to reduce the east side yard from 10 feet to 4.5 feet carried on roll-call vote. The commission noted the owner must comply with building-permit requirements and applicable codes before construction.
What's next: With the commission's approval, the owner may pursue building permits and must meet normal permitting and inspection requirements.
