The Will County Planning and Zoning Commission on March 3 approved a variance to allow homeowners Angela and Adam Kramsky to increase the property's maximum accessory building area from 1,800 square feet to 2,120 square feet.
Staff had recommended denial. "Staff finds that the plight of the owner is not due to unique circumstances," Will County planner Jesus Precedo said during his presentation, adding that the application appeared driven by "the applicant's personal desire to build a new structure" and could alter the character of the locality. Precedo noted the parcel is zoned R-2, about 1.95 acres, and that no agency objections were received.
The Kramskys' attorney, Nathaniel Washburn, told commissioners the lot is "over twice the size of a regularly zoned R-2 lot" and described practical reasons for the requested building: oversized lawn maintenance equipment and a boat that currently occupies garage space. "This is not really a matter of convenience," Washburn said, arguing the structure is a necessity to store equipment and protect belongings from weather.
Commissioners asked whether there were neighborhood objections; Washburn said the applicant had gathered signatures from nearby residents and that no objectors were present. After discussion, a motion to approve the variance (to 2,120 sq ft) passed by roll-call vote.
The commission noted the building will still require a building permit and must comply with applicable codes. The vote followed the commission's regular agenda and was recorded by roll call.
What's next: With the variance approved, the applicants may pursue building permits through Will County permitting processes. Staff records indicate the variance was approved by the commission on March 3; permit review and issuing remain subject to standard county requirements.
