Austin board postpones two lakeside cases, forms working group to study habitable‑attic rules

Postponements: The board voted to postpone case C1520250026 (1750 Channel Road) and C1520250027 (1752 Channel Road) to Feb. 9, 2026 after a motion to postpone was made and seconded; the motions carried on roll call. Board members warned applicants to be prepared to show hardship when the cases return.
Dredging guidance from staff: In advance of the postponement, Board member Jeffrey Bowen asked city staff technical questions about the city’s dredging rules — how the city defines dredging, allowable methods, how quantities are verified, inspection and discharge controls, and disposal of dredged material. John Clement of the Watershed Protection Department explained that residents may dredge up to 25 cubic yards for maintenance/navigation with an approved site plan and sediment‑control measures (hydraulic dredging with sediment bags and a controlled discharge are common); projects over 25 cubic yards require additional land‑use review and variances.
Working group on habitable attics: Separately, the board agreed to create a working group to examine whether and how to treat habitable attic space in relation to floor‑area ratio and neighborhood conservation combining districts (NCCDs). Five members volunteered and were asked to convene and return recommendations to the full board.
What to expect next: The postponed dredging cases will return to the board on Feb. 9, 2026. The working group will meet and present findings at a future board meeting; members were warned to avoid quorum rules when organizing initial meetings.
