Developer asks Elbert County commissioners to reconsider Coyote Ridge rezone denial

David Quattrochi, a principal of the Coyote Ridge development, urged Elbert County commissioners during public comment on Oct. 22 to reconsider a planning‑commission recommendation that denied the project's rezone application.
Quattrochi told the board the application had met every county requirement and secured approvals from agencies on the checklist. He said the planning commission enial included comments he described as personal rather than objective — including concerns about traffic and aesthetic objections — and asked the board either to reverse the denial or to continue the final decision so his team could supply more information.
"Our application has met every county requirement," Quattrochi said. He also said the developers would eliminate 32 duplex units from the plan and replace them with 16 single‑family homes on larger (50‑ to 80‑foot) lots in an effort to address neighborhood concerns.
The board noted the item was set for a 1 p.m. final decision and that public comment had been closed on the item at an earlier session; the board did not reopen the matter during the morning session. Quattrochi asked for a continuance, saying the project has been in the pipeline nearly two years and that he sought a fair review.
No action on the rezone request was taken during the morning session; the item remained scheduled for the 1 p.m. land‑use hearing.
