Northumberland County BZA unanimously approves variance for 238 North Sioux Road addition

The Northumberland County Board of Zoning Appeals voted unanimously on Feb. 3 to grant a variance allowing a structure closer than the 60-foot setback required by the Northumberland County Zoning Ordinance, Article VII, Section 148-72, at 238 North Sioux Road.
The request, made on behalf of property owners William F. and Denise C. Webster, was presented to the board and described by Roger McKinley, who said the proposed addition would be "as close to 900 square feet as possible." After board members reviewed the site plan and heard that there were no objections regarding the addition’s size or placement, Chairman Dandridge Crabbe moved to approve the variance; Daniel Wiggins seconded the motion and the board voted to approve unanimously.
The variance specifically sought permission for placement of a structure at less than the ordinance’s required 60-foot distance measured from the centerline of the street right-of-way for the parcel identified as Tax Map Parcel #53-A(5)8-17. The minutes record that the board reviewed the request, including the site plan for the new dwelling, and found no objections from the meeting record.
The meeting opened at 7:00 p.m. in the Sheriff’s Office in Heathsville. The board recorded attendance as Chairman Dandridge Crabbe, Vice-Chairman John Hendrickson and Daniel Wiggins present; James Packett and Michael Baughan were listed as absent. Earlier in the session, the board unanimously approved the minutes of its Jan. 6, 2026 meeting on a motion by John Hendrickson, seconded by Daniel Wiggins.
There is no formal record in the minutes of conditions imposed on the variance, any required follow-up procedures, or objections from neighbors. The board adjourned the meeting following the vote on a motion by Daniel Wiggins, seconded by John Hendrickson.
