Tift County board hears rezoning request for Union Road parcel, considers sign-code change

The Tift County Board of Commissioners on June 6 reviewed two land‑use items that the county’s Planning Commission had recommended for approval.
Chris Davis, director of community development, presented TC‑ZA‑23‑04, a petition by the Tift County Development Authority (owner) with Tim Butler as agent to rezone 48.44 acres at 4720 Union Road (Tax Map 0048 Parcel 041) from Wholesale Light Industrial (WLI) to Agriculture (AG). Davis said the purpose of the change is to allow residential development and agricultural uses. Davis also reported that the Planning Commission considered the application on May 11, 2023 and recommended approval; he noted that one person spoke in opposition at the Planning Commission meeting. The board did not vote at the workshop; the item was placed on the June 12 Regular Session agenda for formal consideration.
Davis also described TC‑TA‑23‑03, a proposed zoning text amendment to modify the Unified Development Code’s wall‑sign rules. Under the proposal, properties zoned CC, CG, WLI and HI would be permitted up to four wall signs provided the total combined area does not exceed 96 square feet. Davis said staff recommended approval and reported the Planning Commission’s favorable recommendation from its May 11 meeting. The board directed staff to place the amendment on the June 12 Regular Session agenda.
