Cheatham County approves two rezones and amends zoning notice rule

During a public hearing on Oct. 16, Cheatham County commissioners approved two requested rezones and amended a provision of the county zoning resolution that governs notice to adjoining property owners.
The body approved Gwendolyn Bruce’s request to rezone property at 1025 Serenity Circle (Map 066 Parcel 039.08) from E-1 to R-1. The Planning Commission had recommended approval (7 Yes, 0 No, 2 Absent) and the county commission approved the change by roll call (11 Yes, 0 No, 1 Absent). Commissioners likewise approved a rezone requested by Terry Bracey for property on Sha-Dawn Road (Map 023 Parcel 092.08) from Agriculture to R-1, following the Planning Commission’s unanimous recommendation and an 11-0-1 county vote.
The commission also approved an amendment to Zoning Resolution Section 8.081 to add a subsection requiring certified U.S. mail notice to adjoining property owners at least 15 days before a Planning Commission hearing on rezoning requests. The amendment specifies that mailed notice is sufficient even if the owner does not receive it; it also defines adjoining owners to include owners across streets. The amendment passed by roll call (11 Yes, 0 No, 1 Absent).
The minutes contain the advertised parcel descriptions and Planning Commission votes and do not record substantive opposition during the hearing. The approvals move the rezoned parcels to the new classifications and change county notice procedures for future rezoning proceedings.
