Greenville approves final preliminary plat for Edgewood Pines with conditions
Summary
The council unanimously granted final preliminary plat approval to Edgewood Pines North and South, submitted by Green Development Ventures LLC, subject to payment of fees and compliance with public works, engineering, fire department and other agency requirements.
The Greenville City Council on Feb. 6 granted final preliminary plat approval for the North and South phases of Edgewood Pines, submitted by Green Development Ventures LLC and last revised Jan. 11, 2024. Councilperson Lehman moved the approval, Councilperson Johnson seconded, and the motion was adopted unanimously.
Council’s action adopted the Planning Commission’s findings and incorporated Williams & Works staff reports dated Sept. 8, 2023, Oct. 16, 2023 and Feb. 1, 2024. The approval is conditioned on the applicant paying all required application and permit fees, reimbursable escrow and other fees prior to issuance of any city permits, and complying with requirements from the City’s Department of Public Works, City Engineer, Fire Department, City Attorney and any other agencies with jurisdiction.
The motion statement from council notes that the tentative preliminary plat "meets or will meet" the applicable standards of the Edgewood Village Planned Unit Development, the City of Greenville Zoning Ordinance, and Chapter 38 of the City Code titled “Subdivisions and Other Divisions of Land.” The council recorded the approval as presented; no amendments were announced at the meeting.
Next steps for the applicant include payment of fees and final coordination with city staff and external agencies to secure required permits and satisfy the conditions listed by the Planning Commission.
