Board approves Camino Square Phase 2 IDA amendment for 394 residential units

The Planning and Zoning Board recommended approval Thursday of an IDA amendment for Camino Square Phase 2, which converts previously approved retail into two 8‑story buildings with 394 residential units, integrated structured parking and approximately 8,632 square feet of ground‑floor retail.

Senior planner Susan Lesser said the project provides the required 40% open space, proposes seven levels of structured parking with 793 spaces (required and provided figures noted) and seeks a one‑foot technical deviation from driveway design standards. Staff and the city’s urban design consultant found the proposal consistent with downtown DDRI policies and the amended downtown plan; the CAB recommended approval 5–0.

Petitioner Ellie Zacharitis recounted Phase 1 construction and noted developer‑funded street and traffic improvements that had already been completed. Public commenters asked procedural and subarea allocation questions; the petitioner said she would revise the office‑equivalency table before CRA so that transfers come from the indicated subarea. After questions the board voted to recommend approval (roll call passed 5–1).
