The Planning and Advisory Board recommended amending the city code to permit accessory structures (enclosed sheds, gazebos and similar) to be located closer to the secondary-street side of corner lots while retaining setback restrictions and structural/permit requirements.
Staff said the change aims to reduce repeated variance requests to the Board of Adjustment and to bring the code into alignment with existing on-the-ground conditions. The proposal keeps building-code standards for accessory structures and retains engineering/permit requirements to ensure wind-uplift and hurricane resilience.
Board members and residents debated privacy concerns for neighbors who might face the side of a new shed. To address that, the board added a recommendation that required screening or landscape buffering be included consistent with other parts of the code. The board moved to recommend the draft with added screening language; the motion passed on recorded 'Aye' votes.
What happens next: staff will transmit the recommended language, including the added screening buffer, to City Council for ordinance drafting and final consideration.
