The plat, submitted by the Robert Rynders Revocable Trust and surveyed by Jim Rein of Wilderness Surveying, would keep Snowberry Drive as a private road and dedicate Copper Drive as a public street. Scott Ridderbusch of Oneida County Planning summarized the file history: the project began in 2024 as a 12-lot plat with two private roads and was later revised to 13 lots with a proposed public dedication for Copper Drive.
Member Mark Pertile urged caution on accepting any road as a Town street before it is paved and verified within the recorded right-of-way. Pertile said the commission should require a developer’s agreement and inspections to confirm the roads meet Town specifications before the Town accepts maintenance responsibility. Pertile also said the chairman should not sign the plat until Snowberry Drive’s location off private property is confirmed.
Owner Ed Rynders responded, “some of the roadway is still on private property but the gravel part that meets the acceptable specs is not on private property anymore.” Surveyor Jim Rein told the commission he preferred not to “cloud up the plat with easements that may not exist,” and said the owner could pave the roads later and secure a bond if needed.
After discussion the commission first voted down a motion to approve the plat with Snowberry and Copper remaining private but with verification language (voice vote failed 2-4). The commission then voted 6-0 to forward the revised plat to the Town Board for consideration while specifying that a developer’s agreement be in place before the plat is recorded and that the correct roadway locations for both Snowberry Drive and Copper Drive be verified.
Next steps: the Town Board will review the revised plat and the commission’s conditions; the commission emphasized that any formal acceptance of Copper Drive as a Town road should follow verification that the road meets Town standards and execution of a developer’s agreement.
