For the record, Andrew Demas of Development Services read three consent items into the record and recommended approval. The plats were: a preliminary plat for Sunset Ridge Estates, Unit 1 (53.183 acres); a replat of Gateway Park, Lot 15C, Block 5 (0.086 acres); and a replat of Gardendale, Lot 7A, Block 15 (reported in the meeting as "point 46 acres"). "Staff has found that the three plats read are consistent with Texas local government code as well as the Unified Development Code," Demas said.
A commissioner asked why the Sunset Ridge preliminary plat was being presented again after a recent master preliminary. "Master preliminary was read a month ago, which is a different type of plat from a preliminary," Demas explained. Commissioner Bud requested a workshop so commissioners could "fully understand the different types of plats" and the steps from master preliminary to preliminary to final and recorded plats. Demas agreed to produce documents and flowcharts and to schedule a workshop.
With no public comment on the consent items, a commissioner moved to approve items 2, 3 and 4 "as presented by staff," a second was recorded, and the chair announced the motion carried.
The commission also approved routine housekeeping motions earlier in the meeting, including the approval of minutes from April 1, 2026.
Next steps: staff will provide the requested explanatory materials and coordinate a workshop for planning commissioners to review plat types and procedural steps.
