Senior Planner Nick Arquette presented the petition, describing the property as a reverse corner lot and explaining that the petitioners sought 15 feet of relief beyond the 41.5-foot front-yard setback. Arquette said the proposed fence would sit about 10 feet from the sidewalk and would abut a 10-foot municipal utility easement east of the existing sidewalk; staff also noted the petitioner had obtained approval from the Georgian Place Homeowners Association.
Petitioner Marcus Kranz, who was sworn in for the public hearing, confirmed the fence would connect to the east-side neighbor’s fence, would match that existing fence, and that the neighbor to the south had not expressed objections. Kranz also confirmed the request extends the fence within the corner side yard to the front corner of the principal structure.
Board members asked clarifying questions and signaled no objections. Member Ron Hahn noted no notified neighbors were present to object and said he saw no issues with the plan. Members Joseph Holtorf and Jeff Peterson indicated they had no further questions. Member Dennis O’Leary confirmed the image displayed matched the proposed fence, and Member Don Walz and Chairwoman Dawn Ellison said they were agreeable to the proposal.
The board voted unanimously, 6–0–0, to recommend approval of the variation, with the single condition recommended by staff that no building permits or Certificates of Occupancy be approved as part of the simplified residential zoning variation. The recommendation will be forwarded to the Village Board for final action.
Earlier in the meeting the board also approved the August 28, 2023 meeting minutes and adjourned at 6:42 p.m.
