The Euclid Architecture Review Board voted to approve a pressure-treated wood front porch for 26130 Zeman Avenue and approved a one-story addition to a home on East 270th Street with a condition to remove a small front-elevation window.
At the Perkovic hearing, Diana and Dennis Perkovic explained their previous porch had been removed to replace an interior water line; the applicants presented material samples and said the new porch would include full skirting and interior railings. Staff said the porch exceeds the zoning threshold that requires board review because it would exceed 20% of the dwelling width; staff recommended approval provided the applicant identify a paint or stain finish that matches the house before permit issuance. A motion to approve the porch design carried on a voice vote.
In a separate item, the board considered a proposed first-floor addition presented by Pat McCosca (on behalf of homeowners). Staff applauded the overall design and asked the board to review placement of two small square windows at a corner of the front elevation, which staff said made the façade feel unbalanced. The architect said the windows serve an en-suite bathroom and privacy concerns limited larger glazing. Board members discussed the option of omitting the front window and relocating or increasing side glazing; the board approved the addition with a condition requiring removal of the front-elevation corner window and asking the applicant to work with staff on a revised window location.
Both votes were passed by motion and voice vote. Staff thanked applicants for investments in their properties and noted that additional detail submittals may be handled administratively with staff review prior to permit issuance.
