Bonham council approves two zoning measures, tables annexation request

The Bonham City Council on Jan. 12 voted unanimously to rezone two parcels and to adopt updates to the city's zoning ordinance, while delaying action on a separate annexation request until March 9, 2026.
City Manager Sean Pate told the council the applicant requested two different district designations: Tract A, a roughly 3.0-acre vacant lot (Property ID 75909), would move from Single-Family Residential (R) to Local Business (LB), and Tract B, about 19.7 acres that includes an existing single-family residence (Property ID 100768), would change to Multifamily Residential Dwelling District, Lower Density (A-1). "The proposed amendments will improve clarity, provide standards that will protect the health, safety and general welfare of the public, preserve property values and improve the appearance of the community," Pate said when describing the broader zoning-code changes.
The Planning and Zoning Commission had approved the rezoning request prior to the council hearing. The developer told the council there are no immediate plans to develop either property; Pate added that both properties would be required to meet adopted city regulations and development standards if development moves forward. Clark Smith moved to adopt the rezoning ordinance; Kevin Hayes seconded. The council approved the rezoning measure on a 6-0 vote.
Separately, the council considered and approved amendments to Exhibit 14A (the zoning ordinance) including Appendix 1 (Schedule of Uses), Appendix 2 (Definitions associated with the Schedule of Uses), and Article 11 (Special Uses). Pate described the package as an effort to modernize land-use categories and clarify where uses are permitted. Allen Sanderson moved to adopt the amendments; Hayes seconded and the motion passed 6-0.
Two related agenda items concerning Property ID 132527'an annexation ordinance and a follow-on ordinance to establish zoning'were both tabled at the developer's request to the March 9 council meeting. No votes were taken on those two items.
The council's approvals were unanimous on the items decided Jan. 12. The meeting adjourned at 6:05 p.m.
