According to staff, the combined property is approximately 6.46 acres (transcript materials show portions described as 5.44 and 1.02 acres in the ordinance text) and the proposed plan would allow about 30 attached single-family lots, a density of roughly 4.7 units per acre, 34% open space, a 1.2-acre retention pond and 44 guest parking spaces. The applicant is dedicating 10 feet of right-of-way along North Lakewood Avenue to support future road improvements.
During the rezoning discussion, commissioners asked staff to clarify traffic impacts and the city’s comprehensive-plan vision for North Lakewood Avenue—staff said the adopted Envision 2045 plan envisions a three-lane section (center-turn lane) for North Lakewood that would help vehicles turning from private drives and school traffic. Development services director Nick Lipp told the commission that a center-turn lane will create space for turning vehicles and that a required preliminary subdivision plan must include a traffic and intersection-safety analysis at the intersection of Worst (Worsch/Worst) Road and North Lakewood Avenue; future right-of-way acquisitions from Orange County may be required. No members of the public spoke on the item during the public hearing.
Votes and other adopted items - Annexation ordinance for 1460 & 1446 North Lakewood Avenue: motion carried unanimously. What’s next: staff will require a preliminary subdivision plan for the PUD submitting an intersection and safety analysis; the commission directed staff to coordinate with Orange County on right-of-way requirements and potential funding for traffic improvements where appropriate.
