Applicant Jimit (Jim) Patel told commissioners the project repurposes a roughly 2,992‑sq‑ft house into a four‑bay simulator facility with a membership and time‑slot model. "The idea really is for someone that is learning golf ... you book a specific time, and you will get a code to access the building," Patel said, describing an unmanned operation with occasional staff visits for cleaning and maintenance.
Town staff and the applicant said the parking and operational model aim to limit on‑site occupancy; staff recommended six parking spaces (1.5 per bay) to control the maximum number of simultaneous users. Commissioners raised questions about instruction and hours but overall praised the adaptive reuse approach and the project's potential to support downtown activity. "I actually think the way that you put the kind of business right up in there was very helpful," one commissioner said.
The commission voted 6–0 to approve the plan development. Staff noted the approval allows the applicant to move forward with building‑permit review subject to any conditions recorded in the staff report.
