Council approved a request from CEMA Construction to rezone Lots 7 and 8 of the Meadowbrook Addition from R‑1 to R‑2 to allow more housing and to extend an alley for trash truck access. Staff said the planning and zoning board recommended approval and emphasized that the change gives developers flexibility to site homes while accommodating service vehicle circulation. A council motion to approve the request was made by Councilman Saldana and seconded by Councilman Graham; the motion carried by voice vote.
The council then approved a separate request from Joey and Alessandra Ortega to rezone a parcel from Commercial‑1 to R‑1 to match the residential footprint on the block. Staff noted the rezoning creates consistency with surrounding properties and that the planning board had recommended approval. The motion to approve passed by voice vote.
Staff said they will evaluate emergency‑access and cul‑de‑sac needs for the Ortega area and return with any technical recommendations, noting that detailed street and access requirements will be handled through staff review and subsequent permitting.
