Planning commission conditionally approves accessory-structure variance at 512 Pacifica Way

Boulder City — The Planning Commission on April 16 voted to conditionally approve a variance request that allows a property at 512 Pacifica Way to exceed the R-18 accessory-structure limit.

City planner Nikisha Lyons explained the request sought permission for a total of 1,248 square feet of accessory buildings at a lot in the R-18 zone, where the code allows up to 1,000 square feet for accessory structures that match the primary dwelling. The applicant said the additional detached garage would provide indoor storage for a camper van, boat and other items and would match the house in roof tile, stucco and color.

Property owner Don Junkin presented photographs showing about 65 linear feet from the back of the house to the rear property line and said the existing garage cannot accommodate larger items. “I have a camper van that won't fit in the garage. I have a boat on a trailer I wanna put in the garage also,” he said.

Commissioners noted standard conditions typically applied to such variances, including restrictions to prevent conversion of a detached garage into a dwelling unit and a requirement that the project conform to the approved plans. A motion to conditionally approve variance V-25-681, made by a commissioner and seconded, passed by voice vote with the motion carrying.

The approval allows the owner to proceed toward building permits subject to the attached conditions and to compliance with building-department requirements for fire-rated wall assemblies where structures are close to property lines.
