The Waxahachie Planning and Zoning Commission voted Tuesday to recommend three specific‑use permits (SUPs) allowing accessory structures larger than 700 square feet at single‑family properties in separate agenda items.
Staff recommended approval of each request after reviewing site plans, elevations and operational plans. For 162 Aria Drive (ZDC‑3‑2026), staff said the primary home is about 4,695 sq ft and the proposed single‑story accessory structure would be about 1,500 sq ft for storage, hobby and recreation; staff noted plumbing and electrical would be tied to the primary structure and recommended conditions to ensure the structure is not used for enclosed vehicle parking unless the driveway approach is extended.
At 120 Paradise Cove (ZDC‑8‑2026), staff reported a proposed 1,200‑sq ft metal garage, 12 feet tall, to be located in the rear yard and accessed from an extended driveway; the applicant (Susan Green) confirmed HOA compliance. No letters of support or opposition were received for that item.
At 811 Broadhead Road (ZDC‑10‑2026), staff said the proposal replaces an existing carport with an approximately 900‑sq ft two‑car garage to be connected to the existing driveway; the applicant Roger Thornton said the home’s attached garage is full of household items and the new garage is for personal storage, not a rental or dwelling.
Commissioners asked applicants and staff clarifying questions about plumbing, HOA rules and whether structures would be used for commercial vehicle storage; applicants repeatedly said the buildings are for personal, household and recreational use. Each public hearing closed with no public speakers signed up and the commission moved, seconded and carried recommendations to approve the three SUPs subject to the staff‑recommended conditions.
The recommendations will be forwarded to Waxahachie City Council for final action.
