Jones County approves three zoning and subdivision variance requests

The Jones County Board of Commissioners unanimously approved three land-use requests during its May 5 meeting: a rezone for the Willis property, a variance to subdivide a Lowe-family parcel on a private road, and a variance to allow creation of a substandard private road to serve seven lots at 442 Highway 18 West.
Planning staff (addressed in the meeting as Miss Petroski) introduced the items. For the first request, Hunter Willis told the board he and his wife built a new home on the parcel and wanted a smaller, 1.1-acre rural-residential lot so he could sell an existing mobile home. "I'm asking for a little bit of grace, and asking to move from Ag 1 to, I guess, rural... to acquire 1.1 acre lot... so I can get this mobile home listed and sold," Willis said.
On the second item, an agent appearing for William Lowe explained the owner wished to subdivide a 7.13-acre flag-lot parcel to give roughly half of it to his daughter; the proposal relies on existing easements for access and creates a private road arrangement. Commissioners had brief questions about access and use; no public opposition was recorded.
The third zoning item, presented as a variance request by staff, asked approval to construct a substandard private road that would serve seven new lots on a 34.47-acre tract; applicant Jadisia (presenting as "Jadisia Daniel") told the board the survey is complete and construction has begun pending variance approval. Commissioners noted the road would be 35 feet wide and moved to approve the variance.
All three items were approved on motions from commissioners with no recorded votes against the measures.
Next steps: applicants will proceed under the conditions described and any required permits; staff will ensure final plats and road maintenance arrangements meet the county's requirements.
