Planning Commission recommends rezoning of Westman property to R-1 Rural Estates

The Lincoln County Planning Commission voted unanimously April 14 to recommend that the Board of Commissioners approve a rezoning request from William and Kathy Westman that would change a property at 8687 West State Farm Road from TA-1 Transitional Agricultural to R-1 Rural Estates.

County Planner Judy Clark said the applicants intend to split the existing home site into two lots to allow a second dwelling, and that because the parcel is surveyed at less than six acres the rezoning is necessary to permit the split. Clark told the commission staff has no objection, that the comprehensive plan shows residential use for the site, and that the surrounding mix of residential and agricultural uses would not be detrimentally affected. She added that access is available from West State Farm Road and Wagon Trail Road, and that the owner will submit a subdivision to split the property prior to construction if rezoning is approved.

Lee Davies moved and Mitch Moorhead seconded adoption of Resolution Z26-001 "A" recommending approval of the rezoning application. A roll call vote recorded Roggow, Edwards, Davies, Moorhead, Boden and Friesen voting "Aye"; the motion carried. Absent members were Pederson, Merritt, Miller, Flaming and Eickhoff.

The Planning Commission's action is a recommendation to the Board of Commissioners; the Board will consider the rezoning in a subsequent proceeding.
