Commission backs zone change on Highway 89 parcel, forwards approval to council

The Perry Planning Commission on May 7 recommended approval to City Council of ordinance 26f, a zone-change application to rezone a portion of a parcel along Highway 89 from neighborhood commercial (NC2) to residential (R1).
Bob, the planning staff member, described the horseshoe-shaped parcel as about 1.5 acres, currently vacant and immediately surrounded by residential properties. The applicant requested that the back portion be rezoned to R1 to allow a home while leaving small front portions as neighborhood commercial along the highway frontage.
The commission opened a public hearing and heard no comments from members of the public. Commissioners discussed practical restrictions on commercial development at the rear of the lot (slope and access) and noted precedent in the area for partial rezones. One commissioner moved that the commission forward a recommendation of approval to City Council for ordinance 26f; the motion was seconded and the roll-call vote recorded affirmative responses (Beth; Steven; Marcus; Travis; and the Chair).
The Planning Commission’s recommendation will be transmitted to City Council, which is the final land-use authority for legislative zone changes.
