The Plan Commission voted April 13 to approve a revised plan and method of operation allowing a 5,133-square-foot addition at The Ponds of Brookfield, an existing indoor athletic facility at 2810 Calhoun Road.
Planning Administrator Richard VanDerWal presented the revision, describing building materials and design details intended to match existing conditions and meet the Site Development and Landscape Standards. Greg Copeland, owner of CoFam Holdings, LLC and operator of The Ponds, and his project team were present to answer questions.
Alderman Mike Hallquist asked whether the solid walls of the new locker-room addition complied with vision-glass requirements or whether landscaping should be adjusted to break up the massing. The project team pointed to existing mezzanine-level windows and foundation plantings; VanDerWal confirmed the proposal meets the city’s vision-glass and material-consistency requirements for areas that are not public-facing. Commissioner Scott Thomas said he was "pleased to see the extent of the landscaping proposed" to screen and soften the addition.
The commission approved staff’s recommendation in a motion by Alderman Mike Hallquist, seconded by Alderman Gary Mahkorn; minutes record the vote as 6-0.
Final approval remains subject to technical corrections and approval of engineering, grading, drainage, and fire-safety requirements prior to issuance of building permits.
