Architect and agent Mark, presenting the relocation plan, said the work “is to move three structures … that are currently at the 41 Jefferson site onto 158 Madakquette” and described modest interior changes (added basement living areas) while preserving exterior details. Commissioners focused discussion on how the relocated units would sit in the landscape and on screening the most visible elevations.
Commissioners asked for an illustrated Exhibit A showing a grove of indigenous plantings on the northeast edge of the lot to screen an areaway and break up long facades. “Given the fact that this is a two‑story building with an areaway that’s potentially visible, we should probably look for a planting plan that would mitigate that so that we’re sure that we’re not going to be seeing it,” said Commissioner Ray.
The board also set material conditions: windows and trim that are currently painted white were required to be finished in a Nantucket gray or similar non‑white tone; applicants agreed to an approach on roofing that anticipates a black asphalt shingle if solar is later installed. Commissioners said those items would be tied to the approvals as conditions and illustrated on the Exhibit A that will be appended to the permit paperwork.
Outcome and next steps: The commission approved the moved‑building applications with the Exhibit A planting plan and the trim/roof color conditions. Staff will post the Exhibit A with the project packet once the applicant submits the plant list and planting locations. The approvals included procedural corrections to agenda item labeling where unit numbers on the packet did not match the drawings.
