At its April 14 meeting the Glynn County Mainland Planning Commission approved multiple development applications and recommended two rezonings for action by the Glynn County Board of Commissioners.
South Coast Bank (SP26-6)
The commission unanimously approved a site plan for a two-story, roughly 5,300-square-foot South Coast Bank building (475 Canal Road). Staff said the project will include 31 parking spaces and Type E landscaping along Canal Road and Canal Crossing; the applicant will provide a trip-generation report to the county engineer during civil engineering plan review.
Liquor Land / Beverage World (SP25-24)
The commission approved a site plan for a proposed two-story, approximately 32,000-square-foot liquor/package store at Exit 42 off Highway 99 (variously presented as Beverage World or Liquor Land). Owner Jim Park said the project is designed to meet zoning and development standards; the applicant holds a provisional alcohol license and will complete the full licensing process after construction and final inspections. The commission recorded this approval 5–1.
610 Canal Rezone (ZM26-2)
The commission approved a request to rezone parcel 03-03581 from Forest Agriculture to Highway Commercial to allow an office use at 610 Canal Road, noting that the Spur 25/Golden Isles corridor is a growing commercial area and that adjacent properties are already commercial in character. The vote was unanimous.
Highway 99 Rezone to Medical District (ZM26-3)
Commissioners voted unanimously to recommend rezoning approximately 47.45 acres along Highway 99 from Planned Development to the Medical District to permit a proposed nursing home (the applicant indicated a proposed 80-bed nursing facility), assisted living and independent-living units. Applicant representatives and staff emphasized wetland avoidance and buffering; the rezone is a recommendation that will be forwarded to the county commission along with a future site plan and state licensing requirements for health-care facilities.
What’s next
Each of the commission’s recommendations will be forwarded to the Glynn County Board of Commissioners for final action or, in the case of site plans, for standard permitting, engineering review and inspections. The liquor-store applicant retains a provisional alcohol license pending final building inspections and licensing conversion.
