On Feb. 12 the Wright County Planning Commission recommended that the County Board rezone the northeast portion of 4825 Pittman Ave SW in Cokato Township from General Agriculture with a Residential-Recreational Shorelands (S-2) overlay to Agricultural/Residential with S-2 to allow a single-family lakeshore lot.
Planning staff reported that a Feb. 10 site inspection showed wetlands that would not be developed and a primary buildable area within existing cropland. Commissioners discussed ditch and drainage concerns tied to County Ditch No. 7 and Dahlgren Slough, shoreline setbacks for a Recreational Development lake (100 feet), and the parcel’s farm history. The applicant, Carol Lee, said the request was driven by frontage and shoreline requirements needed to create a compliant lot; her representative, Myron Klinkner, described gentle slopes and a trail to the lake that would accommodate access.
Commissioners noted that while the Land Use Plan supports maintaining agricultural zoning generally, the shoreland rezoning provision allows consideration of lakeshore parcels for residential use. Commissioner Wilson moved to recommend approval based on alignment with the US Highway 12 Corridor Land Use Plan; the motion passed 4–1 (Aye: Bravinder, Beise, Wilson, Mol; Nay: Mahlberg).
The recommendation will be forwarded to the County Board; staff noted that final subdivision and development standards, setbacks and any tree‑removal restrictions applicable to shoreland areas will be considered at later approval stages.
