Lyon County Community Development reports faster permit reviews, website updates and active projects

Gavin Henderson, Lyon County’s Community Development Director, presented the department’s monthly update to the Planning Commission on May 12, reporting permit and inspection statistics, recent website changes to improve public access to application status, and several active projects the county is tracking.
Henderson said staff received 159 permits in April and completed 817 inspections for the month, and that current plan-review timelines are approximately 2–3 weeks for routine reviews. "We received 159 permits for the month of April," Henderson said, and staff attributed faster review times to process changes and cross-training of inspectors.
Staff demonstrated new website features intended to increase transparency — including an "applications under review" page that lists active files, senior planner contacts and determination letters — and said the department will update review-time estimates biweekly. Henderson also described an updated fee-and-deposit page and consolidated application checklists for residential, manufactured-home and commercial applications.
Henderson highlighted several planning applications and project updates: a conditional-use application for a new Boys & Girls Club Mason Valley facility in Silver Springs (13,660 sq ft clubhouse and a 14,180 sq ft recreation center); a proposed compressed natural gas trucking station north of U.S. Highway 50; an Energy laydown yard in Stagecoach with issued grading and temporary-use permits; and administrative design review activity for the Microsoft data center campus (administrative design review issued 04/24/2026). He said infrastructure work for some projects is being privately financed and the department is coordinating with fire protection districts and state agencies as needed.
Henderson also described ongoing work on ordinance updates (including a data center ordinance and an event ordinance), development-design manuals and a publicly accessible development map to show project stages, and said staff are pursuing stakeholder workshops and grant and interagency partnerships for floodplain and drainage work in the Walker Basin.
Commissioners praised the website improvements and asked staff to make training opportunities available; Henderson said the department will continue to refine the tools and share updates with the commission.
