The Whitestown Plan Commission unanimously approved several commercial and industrial projects and recorded a conditional approval for one development plan, while also approving a training facility concept and development plan with one abstention.
Urban Air: Scott Iiker of Design and Build presented Urban Air Indoor Adventure Park, a proposed 38,400‑square‑foot building with 125 vehicle parking spaces and four bike parking spaces. Owner Rip Patel provided operating hours: “Hours of operations are 4 to 8 Monday through Friday and 10 to 9 on Saturday, 11 to 7 on Sunday.” The commission approved the concept plan and conditionally approved the development plan; staff’s remaining condition required removal of an existing sign prior to certificate of occupancy.
Perryworth Industrial Phase 2: Derek Gordon with SpaceCo described phase two as a similar use to an existing 30,000‑square‑foot building, proposing a roughly 28,000‑square‑foot additional building and associated parking; the petition also includes a primary plat dedicating right‑of‑way for Perryworth Road. Staff confirmed UDO compliance and the commission approved the primary plat, concept plan and development plan on roll call.
Park130 Building 8: Matt Brower (Peterson Company) presented Park130 Building 8, a speculative industrial/office building included in the Park130 master development (materials list shows roughly a 670,000‑square‑foot building for this phase). Staff reported all landscape conditions have been addressed and the commission approved both concept and development plans.
Whitestown training facility: A chief representing the applicant summarized the training facility proposal near the wastewater treatment plant (range, building, parking). Staff noted the rezoning for the site was approved in February 2026 and that the project meets the town’s recently adopted shooting‑range standards. The commission approved both the concept and development plans; one commissioner recorded an abstention on those votes.
Votes at a glance: - PC26‑007 (Urban Air) — Concept plan approved (roll call). PC26‑008 — Development plan conditionally approved (sign removal required before CO). - PC26‑010/011/012 (Perryworth Industrial Phase 2) — Primary plat, concept and development plans approved (roll calls). - PC26‑013/014 (Park130 Building 8) — Concept and development plans approved; staff indicated prior landscaping condition satisfied. - PC26‑016/017 (Whitestown training facility) — Concept and development plans approved; one abstention recorded on the training facility votes.
Next steps: Approved development plans move to implementation steps coordinated by the Planning Department and DPW (plat recording, road dedication, and verification of conditions such as sign removal). The training‑facility team will coordinate engineering reviews required for drainage and range standards.
