Planning commission approves Multi Miner minor subdivision on Riverside Road

The Montrose County Planning Commission voted to approve the Multi Miner minor subdivision, a proposal to divide a 5.74-acre parcel on Riverside Road into two lots.

Staff presented the proposal and said potable water will be supplied by Tri-County and wastewater will be handled by septic systems. County staff noted that Colorado Department of Transportation (CDOT) requested closure of the existing Highway 550 access and that a new driveway location will be required; staff said the site otherwise conforms with county regulations with some flexibility in road-and-bridge spacing standards.

Taylor Mulkey, who identified himself as the property owner, told the commission, “I just plan to sell the lots. I do not intend to make this a development,” and said he expects a single-family home rather than multi-house development on the parcels.

A commissioner moved to approve “based on the findings of fact listed in paragraph 4 of this report.” The motion was seconded and the chair announced the commission approved the subdivision unanimously.

Why it matters: approval of the minor subdivision clears the way for lot sales and eventual building permits on Lot 2 once CDOT grants access; CDOT’s access-closure requirement will change how the lots access Highway 550 and will affect timing for permits.

What happens next: the applicant will pursue any required CDOT access approvals and then may apply for building permits when lots are ready. The commission’s approval is advisory to the Board of County Commissioners, which takes final action on land-use matters.
