The Bradford County Planning Commission approved a series of subdivision modification requests and routine administrative items at its April 21 meeting in Towanda.
Commissioners voted to approve a modification allowing the Snyder Family Trust to subdivide a 2.78-acre lot served by a 50-foot private joint-use right-of-way, waiving the standard SALDO requirement that every lot abut a public street. Andrew Bishop moved to approve the modification and Warren Knapp seconded; the motion carried unanimously. The commission similarly approved a two-lot subdivision modification for the estate of Gary L. and Esther Butcher, with the residual land to remain in agricultural use, and a two-lot subdivision for Edward and Pamela Pepper where Lot A will use a signed access easement and has percolation testing for a three-bedroom system. Those motions were moved and seconded by commission members and carried without opposition.
The body also approved the minutes from its March 17 meeting and the monthly report; both motions passed unanimously. Staff present at the meeting included Duane Naugle, Elizabeth Burgess, Cadie Arulerson, Sudeepthi Sunku and Apporva Candrala.
Why it matters: These modifications adjust strict street-abutment and access rules to reflect existing site conditions and signed easements, allowing small residential lots and preserving surrounding agricultural parcels. The approvals permit the applicants to proceed with local permitting steps but do not represent final land-recording until all plan and recording requirements are met.
