Cherokee County delays action on Pea Ridge rezoning request amid pending materials and litigation

The Cherokee County Board of Commissioners voted March 17 to postpone action on a board‑initiated rezoning request involving Pea Ridge Land and Investments. The request would have approved R‑20 residential zoning as an alternative to a previously denied zoning application; the applicant has filed suit related to the prior denial.

Planning staff told the board that a revised site plan, stipulations and two possible variances were received only the day before the meeting and have not had time for staff vetting. Commissioners said they preferred to review complete materials before setting a public hearing or taking action. "We've gotten the new plan twice on the meeting afternoon and nobody has had a chance to look at it and have it vetted," a staff member said; commissioners asked that future materials be submitted at least a week in advance.

Commissioner Cagle moved to postpone until the plan and variance requests are received with adequate review time; Commissioner Wetherbee seconded. The board agreed to delay action and to consider setting a public hearing once the developer and staff provide complete materials.
