The Berkeley County Planning Commission approved recommendations for four relatively discrete rezoning requests early in the meeting.
- Anastacio Washington: the commission recommended rezoning a roughly 0.69‑acre portion of a parcel on North Highway 52 to allow a small convenience store and associated use. Staff reported an existing commercial use without appropriate permitting and that a development review application and Transportation Impact Assessment (TIA) would be required if the rezoning is approved.
- Cynthia Ravenel: staff presented a request for approximately 1 acre on Highway 311 for a convenience store and a fireworks stand adjacent to Dean's Swamp Conservation Tract (National Audubon Society). Staff noted potential wetlands and floodplain constraints and required TIA and site plans but found the request consistent with the comprehensive plan.
- Tyler and Carmen Garrett: applicants asked to down‑zone a 0.8‑acre parcel from General Commercial to Flex 1 to align zoning with the existing single‑family residence; staff recommended approval to match the use.
- Cavett/KR Harvey (Jedburgh Road): a parcel of roughly 3.86 acres was recommended for rezoning from Lehi 1 to Light Industrial to allow construction of a 15,000–25,000 sq. ft. warehouse; staff noted a submitted preliminary traffic study and that the county found no further study necessary for peak‑hour trips. Commissioners questioned buffers, orientation and hours; the applicant indicated plans to orient loading toward industrial neighbors and to provide a 25‑ft buffer and 6‑ft wooden fencing where required.
All four items were called, discussed with staff and the applicants, and the commission voted to forward recommendations for approval to county council.
