At the Oct. 22 PCBA meeting the board granted a continuation to Nov. 19 for case number 25‑10 after the applicant said they needed time to revise plans and submit missing documents.
The applicant, who identified themself as Joseala of 200 Grand Road in Prospect Heights, said the proposal would convert a single‑family–zoned property into a mixed‑use building with apartments above street‑level commercial space. "I would like to continue the case," Joseala told the board after being sworn.
City staff told the board the application package remains incomplete and that additional zoning variations were identified after the prior hearing. Staff cited a newly raised 300‑foot lot‑width question, a 15‑foot variation along the north property line, a rear/transitional yard setback reduction, and a parking variation tied to the proposed mix of commercial and residential spaces as outstanding issues that must be resolved before a substantive public hearing.
Under the schedule discussed at the meeting, the applicant must submit a complete packet for staff review by Nov. 5 to remain on the Nov. 19 agenda; otherwise the application must be withdrawn in writing. Staff said a notice about the case status will be posted to the city's website after the Nov. 5 deadline.
The board moved to continue the case; a roll call vote recorded affirmative responses from the members present and the continuation was approved. The chair noted the Nov. 19 hearing will include two other cases in addition to 25‑10.
Next steps: the applicant will work with an architect and civil engineer to revise plans, submit the full packet by Nov. 5 if possible, and the city will post the agenda packet and public‑hearing materials prior to the Nov. 19 meeting.
