Planning commission recommends conditional approval for Bassano subdivision after variance noted

The Findlay Township Planning Commission on March 24 recommended approval of a simple subdivision that would split 448 Aten Road into two lots, provided the applicant satisfies several conditions.

Assistant Manager and Planning Administrator Brandon Stanick told the commission that Jeffrey and Charmaine Bassano propose dividing the parcel into Lot 1 (29,330.8 square feet) and Lot 2 (17,850.5 square feet) fronting on Bryan Drive. He said the Zoning Hearing Board granted a variance reducing the minimum lot width in the Medium Residential zoning district to permit a 92.5-foot frontage for the new lot.

Stanick listed outstanding items the commission required before final administrative sign-off: a plan showing all existing buildings and utilities on or adjoining the site (sewers, water mains, fire hydrants, culverts, gas lines), a site capacity worksheet signed by a professional engineer, an electronic copy of the plan, and a roadway occupancy permit to be submitted at the appropriate time. Ernie Leopold, chair, asked whether the roadway occupancy permit was required now or at building permit issuance; Stanick said it would be closer to building permit issuance.

Rade Opacic moved to approve the Bassano Plan of Lots subject to the listed conditions; the motion was seconded by Rade Opacic and passed on a unanimous voice vote.

The commission’s recommendation goes to the Board of Supervisors for any final land-development or recording actions.
