Board schedules technical work session for 3 Mariners Court clearing and grading application

David Niemotko, architect for 3 Mariners Court (Papaleo), returned with the long‑form environmental assessment form, an existing conditions survey showing an initial retaining wall and elevation data, and updated design plans. He said the wall matches materials used elsewhere on Mariners Court and that SHPO/DEC review (National Heritage program) is pending; the applicant reported the SHPO/DEC response could take four to six weeks and that they are nearing the fifth week.

Code Compliance (Jim Campbell) reminded the Board and applicant that a stop‑work order remains in effect and that a retaining wall requires a building permit, licensed professional design, third‑party inspections and a New York State licensed professional's certification on completion. Campbell also raised drainage concerns where a pipe discharge could affect a neighbor's property. Pat Hines and Ken Wersted advised technical follow‑up and recommended a consultant work session; the Board scheduled that meeting for March 3, 2026.
