Historic‑district panel approves multiple solar, renovation and demolition applications

The Dennis Old Kings Highway Regional Historic District approved several routine exterior‑alteration applications on Aug. 13, including multiple rooftop solar installations, a demolition and new‑house project, and narrowly conditioned renovations.
Katie of Freedom Forever presented a 16‑panel, 6.48‑kW system for 114 Forest Hills Drive, noting the panels would be black on black and located on the rear roof. After members reviewed the online permitting record and site photos, a commissioner said the proposal met the district’s visibility guidelines and the commission voted to approve the application.
The commission also approved a 25‑panel Skyline Solar installation at 626 Airline Road; Thomas Sills told members that hidden conduit and site shading would keep visibility low. Members noted a labeling error on plans listing Brewster rather than Dennis but confirmed the property is in Dennis prior to approving the work.
Kelsey LLC sought and received approval to demolish an existing dwelling at 26 East Bayview Road and to construct a 2½‑story year‑round home with a front porch, two‑car garage and a 12x16 shed. Some commissioners said the proposed house was larger than many neighboring ranches, while others pointed to larger houses nearby and concluded the design fit the lot. The commission approved the demo and new‑construction elements and asked the applicant to file a separate application for fence changes related to a pool enclosure.
Tanya Notiva of Notiva Building secured approval for replacement windows, doors and siding at 86 Forest Hills Drive on the condition that the applicant specify a Benjamin Moore HC (historic‑colors) swatch for the door and garage color; members approved the presented 6‑over‑1 grille option and asked the applicant to formalize the historic‑color selection in the application.
Other solar approvals included 18 Country Circle (13 panels, 5.33 kW) and 68 Meadow Spring (15 panels, 6.15 kW). Commission members moved and seconded approvals for these projects as presented.
The commission emphasized that when prior approvals have lapsed (a common one‑year limit was cited), previous permissions become null and the board considers a fresh application. Several approvals included modest conditions (historic‑color swatch, grille pattern) rather than substantive rejections.
The commission adjourned after handling remaining business.
