Board denies oversized accessory-structure variance for Bauer property

Planning staff summarized a variance request at 10424 (redacted) Highway by Steven and Valerie Bauer to permit an accessory building larger than the ordinance’s 50% size limit, taller than the existing house, and constructed with metal siding rather than compatible exterior materials (Article 5). Staff noted the existing house is approximately 1,583 sq ft and the proposed accessory building would be about 2,400 sq ft; staff also showed photos and a topographic cross-section to explain visibility from the road.
Steven Bauer told the board the structure is intended for storage of an RV, tractors and equipment; he said he chose a color intended to blend with the house, will set the building back and will match trim. Board members questioned the proportionality of a structure that would be significantly larger than the primary residence and noted it occupies much of the lot width and may exceed setbacks. One board member said a modest increase above 50% might be acceptable, but others said the proposal was out of scale.
A motion to deny the requested variances was made by Ms. Doss and seconded by Mr. Ragsdale; the board voted 5–0 to deny.
