Board approves batting-cage tenant’s reduced parking request, limits facility to 13 cages
The board approved a variance reducing required parking for a 16,000 sq ft batting-cage tenant from 80 to 39 spaces, conditioned on the facility remaining a 13-cage batting operation; developer Matthew Zeig said the national tenant reviewed and approved the parking layout.

Planning staff told the board that the 16,000-square-foot tenant finish on Ebb And Flow Drive would normally require 80 parking spaces under Article 12 (1 per 200 sq ft) but that the applicant requested a reduction to 39 spaces based on the tenant’s layout and operations. Staff noted an existing shell permit and that the land-disturbance permit for the larger building anticipated 47 spaces for the overall structure.
