The city council voted unanimously June 9 to approve Ordinance 2026-06 on first reading, amending P2 zoning setback rules to facilitate construction of a planned fire annex. Staff showed maps indicating existing P2 parcels and explained that a 50-foot arterial/collector setback would make the annex design impractical.
Under the adopted first-reading language, the perimeter yard setback remains 25 feet except where property lines abut roadways, where the minimum setback may be reduced to zero feet while still requiring unobstructed sight distances at intersections and driveways. Staff told council the change is tailored to municipal property (with the exception of Ocean Breeze Elementary and one FPL parcel), and recommended the ordinance to allow a continuous building line along Banana River Drive for the annex footprint.
Councilmember David Nut moved and Councilmember Susan Romy seconded approval; the motion carried 5—0. Staff said the amendment will enable a practical layout for quick apparatus access between the annex and apparatus bays and that the proposed language preserves sight-distance and safety requirements.
