At its June 11 meeting, the Ridgefield City Council adopted Ordinance 1481, approving a development agreement with H29 LLC for the 'NY' planned unit development off North Royal. The project, approved as a medium‑density residential plan, includes 62 lots of paired attached townhomes, side‑entry two‑car garages, covered entries and a minimum 100‑square‑foot covered rear patio for rear portions of homes as clarified in updated packet language.
The development agreement requires the applicant to dedicate the eastern portion of the subject parcels as an open‑space parcel to be converted to a city park with trail connections to Boyce Park and the Keer Loop development; those dedications would be eligible for PIF credit. After staff presentation and brief council questions about the trail alignment and park connections, Miss Julie read the ordinance into the record. A motion to adopt Ordinance 1481 passed on roll‑call vote (Davis: I; Favlla: yes; Walls: yes; Hamilton: yes; Mayor Prom Chipman: yes; Mayor Cole: I). The ordinance is adopted and the development agreement will be recorded per municipal practice.
