The Tift County Board of Commissioners reviewed a proposed PUD amendment for a development at 1490 S. Carpenter Road on April 7.
Community Development Services Director Chad Branch said the application, filed by HM Tifton LLC (owner Harpreet Sethi), proposes changes to a previously approved planned unit development. "The previously approved PUD consisted of 48.935 acres to be utilized as multifamily/student housing (apartments/townhomes) and 4.15 acres for CC (Community Commercial) uses," Branch said, adding the amended plan would reduce multi‑story buildings, add duplex (two‑family) dwellings, reduce apartment units from 553 to 460 and cut parking from 1,254 spaces to 1,016. The parcel is identified as Map 0046 Parcel 036E and is currently zoned AG with a PUD overlay.
The Planning Commission has considered the application and recommends approval, Branch said. No formal vote occurred at the April 7 work session; staff told the board the petition will be on the April 13 regular‑session agenda for a formal public hearing and decision.
The changes would lower the proposed housing density and change the housing mix by introducing duplexes alongside apartments and townhomes. Proponents say the redesign reduces the number of multi‑story buildings, while staff and the Planning Commission recommended proceeding to the regular meeting with the amendment. The board did not take a final action during the work session.
If approved at the April 13 meeting, the amendment would alter the permitted dwelling types and reduce the total number of units for the HM Tifton project. The county will consider the Planning Commission recommendation and comments at the upcoming regular session.
