The Green Planning Board agreed on June 16 to allow a preliminary plan for a split lot on Sandra’s Road submitted on behalf of Scott Roberts, enabling Roberts to commission a survey and bring a formal amendment to the town’s 1982 subdivision. A board member moved to accept the plan for the applicant to proceed; another member seconded the motion and the board approved the measure despite one member objecting.
The application seeks to divide a 10-acre parcel and create a new back lot for a family member. Staff told the board that the subdivision’s covenants expressly require planning-board approval to further divide lots and that Roberts must submit a survey plan showing the new lot layout and secure signatures as an amendment to the subdivision.
Board members discussed driveway access and said the new back lot would be served by a common driveway under the town’s back-lot policy. The applicant’s representative said the plan will include a note requiring the road to be upgraded before any building permits on the new lots are issued.
At the vote one member, Mr. Abbott, stated he would vote no; the board otherwise moved the preliminary approval forward, allowing the applicant to undertake surveying and to return with a signed amendment for final action. The board did not set a construction timeline.
Next steps: the applicant will complete survey plans and return with an amended subdivision filing for formal approval and signatures.
