Planning panel approves Roby Residence landmarking and basement stabilization

At a combined hearing, planning staff recommended that the historic Roby Residence at 212 North Ridge Street (built c.1883) be locally landmarked and permitted to receive a basement beneath the historic portion. Staff described the project as a restoration that would preserve historic materials, raise the structure to construct a new foundation, and make a limited number of exterior changes (two new double‑hung wood windows to a previously non‑historic facade). The basement and a 500‑sq‑ft storage allowance are not counted against above‑grade density because the owner will landmark the historic portion.

Staff assigned a passing point analysis of plus three points for average‑public‑benefit historic restoration and recommended approval subject to findings and conditions. There were no public comments.
