The Daniel Town Planning Commission on June 17 recommended concept approval for a proposed Alpine Devcon commercial subdivision covering about 26 to 26.5 acres along US Highway 40.
An applicant representative who identified himself as Jeremy presented concept diagrams showing uses that could include a gas station, hotel, office and retail. He said the team has discussed a potential new intersection with UDOT and has completed a traffic-impact study indicating no offsite improvements to town streets are required. "We do have plan for green space around the perimeters and incorporating that to help ease it," the presenter said during the session.
Commissioners asked technical questions about frontage, emergency access and utilities; staff confirmed the site has a dedicated public road and a private access and utility easement linking to Airport Road. Commissioners noted the site is already commercially zoned and emphasized that detailed engineering, landscape plans and access approvals will be required before any final platting or building permits.
Motion and vote: The commission moved to recommend concept approval to the council; the motion carried by recorded affirmation of commissioners present.
Next steps: Staff will initiate the UDOT application for the intersection and the applicant will return with detailed plans, including landscape and utility designs, for subsequent review and formal land-use approvals.
