River Ridge board authorizes gatehouse redesign and master signage work; Bowman to retain RG Architects

The River Ridge CDD Board on Oct. 22 authorized Bowman Consulting to retain RG Architects, P.A. as a subconsultant to redesign two gatehouses and approved a separate Bowman proposal to replace monuments as part of a Pelican Sound master signage program.

District staff said the gatehouse work is a façade redesign — not demolition — and noted chronic low-clearance impacts at the main gate (it has been struck 12 times this year). Mr. Long said RG is familiar with prior club and residential designs and can provide renderings and 3D visualizations. Design and permitting are expected to take approximately 12 to 18 months, with construction anticipated to begin in 2026; the Board discussed booking the $62,500 design cost as an up-front deferred cost to be reimbursed to the vendor when financing is issued.

District Counsel advised that Bowman could subcontract to RG under standard Bowman terms and that the Chair is authorized to sign any necessary Subconsultant Agreement and Task Authorization after counsel and the District Manager review the paperwork. The Board approved those authorizations unanimously.

Separately, the Board approved Bowman Consulting Group’s landscape architecture proposal to replace monuments and master signage across Pelican Sound, with neighborhood monument costs to be charged to Pelican Sound replacement reserves.
