River Ridge board authorizes RG Architects subconsulting for gatehouse redesign; approves signage program

The River Ridge CDD on Oct. 22 authorized Bowman Consulting to retain RG Architects, P.A. as a subconsultant to redesign two gatehouses and approved a Bowman proposal to update master signage across Pelican Sound.

Eric Long presented RG’s fee proposal for a redesign (aesthetic facelift, not demolition) of two gatehouses and explained the buildings would need new elevation certificates and a 12–18 month design and permitting timeline. He said the main gate structure will be removed and redesigned because low clearance has led to repeated strikes. The board discussed booking the $62,500 design cost as a reimbursable deferred expense to be invoiced when district financing is issued.

District Engineer Charlie Krebs said he might have original construction drawings on file and noted that some monuments will be relocated. Attorney Tony Pires recommended authorizing Bowman to sign a Subconsultant Agreement and task authorizations as needed and authorizing the Chair to execute documents after counsel and manager review. On motion by Mr. Blumenthal and seconded by Mr. Mountford, with all in favor, the board authorized Bowman to retain RG Architects as a subconsultant under Bowman’s standard terms.

Separately, the board approved the Bowman Consulting Group proposal to replace monuments and master signage; neighborhood monument replacements and permitting costs will be charged to Pelican Sound replacement reserves, and information will be provided to neighborhoods when designs are ready.
